Representation of buyers and sellers in commercial and residential real estate transactions and real estate documentation: Deeds, Promissory Notes, Mortgages, Agreement of Sale, and Purchase Contracts.
Residential Rental Contracts and Leasing
Representation of Landlords in residential leasing and rental contracts including evictions, summary possession, ejectment, and contract negotiations.
Commercial Leasing
Representation of commercial landlords and tenants in lease negotiations, lease reviews, drafting of commercial leases, and eviction proceedings.
Construction Law
He drafts contracts for contractors and homeowners, representation of contractors and homeowners in construction disputes in mediation, arbitration, and litigation; representation of contractors, sub-contractors, suppliers, and homeowners in mechanics and materialman’s proceedings.
Business Law
He provides general business services including contract drafting, debt collection and the purchase and sale of businesses. He creates structures for new businesses including partnerships, corporations, and limited liability companies as well as the dissolution of business entities.
Estate Planning
Tom provides estate planning services including wills, trusts, and probates.
Prenuptial Agreements
Although he does not accept divorce cases any longer he does represent parties in the drafting of prenuptial and postnuptial agreements.
Mediation/Arbitration
He provide services as a mediator and an arbitrator in the area of construction disputes, union/management disputes, real estate, commercial as well as other disputes. He serves as an arbitrator in the Hawaii court’s ADR personal injury arbitration program.
Collections
He provides collection services and represents clients in District and Circuit Court. He represents creditors in commercial and in private lending nonpayment situations.
Other
He represents clients in various matters dealing with governmental administrative agencies including matters relating to the marine industry, regulated industries complaints office, and harbor issues.
